Rental rates vary by floor and lease term. Chat with a VEDA rental agent for more information (rent@vedaliving.ca). Rent is paid on the 1st day of each month. When paid on time, rent includes utilities, unlimited Internet, and access to available amenities.

Yes, the price of rent includes a utility credit of $50. This covers your monthly hydro, water/sewer, gas, water heater rental, furniture and Internet. As stated in our lease, if rent is not paid on time a $50 charge will be applied. If you consistently use more than $50/month in utilities, you will be charged the difference. (Note: unless using excessive hydro due to additional appliances, or water due to leaving taps/toilets running without reporting them as a maintenance issue, students very rarely exceed the $50 monthly utilities credit, and are given warnings prior to being charged extra.)

Guests are permitted to stay for a maximum of 2 nights consecutively and/or per week. No double occupancy as per the municipal by-law. Unauthorized occupancy is subject to trespassing. Tenants are responsible for their guests.

We offer 12-month leases.

To sign-up, please contact us through phone or email during business hours. We require a security deposit ($500) to guarantee your suite. We do our best to accommodate you with the apartment of your choice.

We offer a virtual tour on our website so you can walk around Veda! When you’re ready to sign-up, we require a deposit to secure your suite. If you’re unable to sign-up in person, please contact us at rent@vedaliving.ca & we’ll be happy to assist you with our online process.

Yes, you can sublet your room, in accordance with the lease. Please note, you are still the tenant and you are now acting as the “sub-landlord” for your tenant. You still pay rent to the Landlord and you are responsible for collecting rent from “your tenant”. Reminder: our suites are single-occupancy only. Sublet arrangements must be 1 month or longer.

Veda is designed with your safety in mind. There is access control at each exterior door & amenity space for tenants. There is also your own personal key code to your private suite. Security cameras are installed throughout the building.

There is a bus stop right in front of 1404 Patricia Blvd and BC Transit has implemented the following routes:

  • #15: Stops 1 min walking distance from us and takes you to UNBC campus (29-minute route, picks up every 30 minutes)
  • #47: Stops 1 min walking distance from us and takes you to CNC campus (15-minute route)

Local places to enjoy a good meal nearby are Nancy O’s, Salted Cracker, Red Robin, Mucho Burrito, Wasabi Sushi, and Yolks for a great breakfast in the morning. Connaught Hill Park is just walking distance from our location, where you can hike up the hill and enjoy the scenery. The Public Library is located just across from us. This is the perfect place to study and take advantage of their computer lab. You will love the events the Civic Center has to offer and the Two Rivers Art Gallery, both located 5 minutes walking distance from our community.

Each suite is ~315 sq ft. Suites are approximately 12’9″ wide by 25’6″ deep.

Furniture & appliances are included in each suite including: bed frame, headboard, double mattress, nightstand, couch, coffee table, desk chair, TV & remote, built-in closet, built-in desk, built-in kitchen cabinets, oven, microwave, and a fridge. As our apartments are furnished but not stocked, you may consider bringing with you pots, pans, cooking gadgets, cutlery, dishes, glasses, storage bins, hangers, shower curtain, mattress cover, linens, pillows, decor, etc.

Our building includes a lobby with a mail room & Canada Post parcel locker, a Laundry room with 8 washers & 8 dryers (laundry is extra and paid for on the PayRange app), a Movie Theatre room, a Fitness room, a Play room with a foosball & pool table, a Club room with communal seating and a fireplace, six Study rooms, and 5 sun decks! We’re believers in carving out a balanced lifestyle for yourself! We also have an indoor parkade (parking is extra & not guaranteed, click here to learn more) and an outdoor parking lot with waste/recycling bins provided in a locked enclosure.

Internet is provided through Telus and monitored by ArcWifi. The shared network can provide speeds anywhere from 80-250 mbps, spread across our users, with the expectation that a student can live, study, zoom for classes, and enjoy Netflix. If you are a high-needs user (24/7 livestreaming, gaming, etc), you are welcome to consider getting your own Internet that can promise what you need for those specialty tasks/games/jobs.
