We rely on our tenants to communicate any repairs, broken furniture or appliances, or accidental issues to our maintenance team. We appreciate the chance to resolve your issue in a timely manner.

Tenant FAQ’s & Information

Parking stalls are available to rent in our underground lot on a first-come, first-served basis. Our outdoor stalls are available for rent at a lower rate. Apply for parking HERE. Visitor Parking is available outdoors, as per signage, for visitors only.

Find stylish and private extra spaces to unwind, work and host gatherings. Amenity spaces are for tenants; guests are welcome but must be accompanied by a tenant. Check out the amenities page for more information.

We have partnered with ArcWifi to provide you the fastest Internet available. Your suite is equipped with WiFi access; your WiFi password is emailed to you after registering with our network.

Subletting your suite is an option if you are going to be traveling elsewhere during your lease; click here for more information. You are welcome to sublet to another student (reminder: our suites are single-occupancy only) for a period of 1 month or longer. You remain the tenant and you are now acting like a “landlord” for your subletter. You will continue to pay rent to your Landlord, and you are responsible for collecting rent from your subletter. Tips: Advertise early, make the effort to respond to interested parties in a timely manner, and always post photos with your ads.

All tenants should be aware that upon move-out, their suite should be left in a tidy state with no damages. More info here. Tenants will be charged back for any damages, furniture replacement, or extra cleaning required.

Brivo App for your deliveries! When you place an online order, always include your cell number for the delivery courier to call you. When a courier arrives at VEDA to deliver an item to you, they should call your cell and you can use the Brivo App to press “Front Entry Dr” to open the front door for them! Direct them to leave your package outside of your suite door if you are not home.

Our move-in process is smooth. Provided renter’s insurance is submitted prior to the start date of the lease, we email the contactless move-in instructions via email for you to move in at your convenience.

For move-out information, please check your email if you have provided notice to terminate your tenancy.

Quiet Hours begin at 11PM every night. Experiencing a noise disturbance? We highly recommend first talking with your neighbour face-to-face to let them know how they are impacting you and kindly asking them to be more mindful. Often times in shared living situations, people don’t always know how they impact other people nearby. Give them the chance to improve. If an issue persists, please issue a Noise Complaint to pg@vedaliving.ca including suite, date, time and details.

Tenants must dispose of their garbage & recycling in the provided bins located in the outdoor parking lot. Keep your suite clean & clear of full garbage bags or recycling containers to avoid insect/pest issues. Remove your garbage frequently.

Smoking of any kind on the premises, on any terrace, or within 6 meters of any door, window or air intake is expressly prohibited & will result in a $200 fine. Smoking includes use of any tobacco, marijuana, or similar products (including e-cigarettes), whose use generates smoke or vapour.

  • No smoking allowed within 6 meters of entrances and exits
  • No smoking allowed anywhere within the building, including suites & balconies

In the interest of the health of our tenants, as well as the quality of indoor air and enjoyment of the premises, VEDA is a smoke-free environment. As per our lease, there is a zero-tolerance no-smoking policy indoors, on balconies, and near all entry doors. All complaints regarding smoking will be investigated and addressed. Ultimately, tenants will be fined and if necessary, evicted. Respect your neighbours.

Tenants enter the building with their Brivo app or pin. If you have any access issues, contact pg@vedaliving.ca immediately. If you are locked out of the building or your suite, report any access issues to our team via phone. TIP: Save your suite code in your phone so you don’t forget it.

We are proud to offer easy-to-use laundry facilities for your convenience. All washers & dryers operated by PayRange (download the app to pay for your laundry). Remember to use detergents with the HE symbol to prevent damages/leaks.

  • Clean the lint traps regularly to avoid fire hazards! Simply locate the square lint trap located on the wall or ceiling by the dryer, open the trap using the knob, clean the lint, and replace the cover when done.  This also ensures your clothes dry in the shortest amount of time
  • Set a timer on your phone so you don’t forget about your clothes. Don’t make your fellow tenants wait to use the machines

As a tenant, you are responsible for:

  • Unclogging your toilet
  • Unclogging your sink or shower drains

*If you require further assistance, please contact the VEDA team. Plumbing invoices will be charged back to the tenant if the issue was preventable and/or tenant-caused.

Have a bike? Register your bike with PG Project529 & then fill out the Bike Storage Application.

Letter mail and packages can be mailed to your VEDA address. Check your mailbox in the mail room on the 1st floor. If your package doesn’t fit in your mailbox, Canada Post will place the package in our Canada Post Parcel Lockers. Other delivery couriers contact tenants via Brivo at the front entry or leave behind a delivery slip.

All tenants of our building must hold valid renter’s insurance throughout their tenancy. More information HERE

Monthly fire alarm system tests occur on the first Wednesday of every month. Please familiarize yourself with our Fire Plan below & located near each elevator door. In the event of a fire alarm, please exit the building.

Did you know it’s against the law to tamper with the smoke detector in your suite? Never tamper with, cover, or remove your smoke detector or you could be fined. Contact pg@vedaliving.ca immediately if there is an issue with your smoke detector.

In case of a fire alarm, please review the FIRE SAFETY PLAN below & know what to do, where to go and how to stay safe during a fire alarm event!

During an emergency, a fire alarm will sound, and all occupants MUST exit the building via a safe exit.

• ACTIVATE the fire alarm by pulling the nearest red manual pull station
• PHONE 9-1-1 from a safe place to report a fire at 1404 Patricia Blvd
• EVACUATE the building via the nearest safe exit
• DO NOT USE the elevator
• ASSIST people who require assistance
• PROCEED to the Pre-Designated Assembly Area & remain calm



When you hear the fire alarm, feel the door with the back of your hand before slowly opening to ensure the fire is not on the other side. If it is hot, leave it closed and use your alternate escape route. If it feels normal, brace your body against the door and open it a crack; be prepared to slam it shut if heat or smoke starts to rush in.

If it’s safe to exit:
  • Leave your room and close your door.
  • Alert the occupants on either side of you and leave the building immediately.
  • Use the stairwell closest to your room.
  • Meet at the designated assembly area outside.
If you cannot leave your room:
  • Protect yourself from smoke by staying low to the ground.
  • Use damp towels or duct tape to cover the cracks around your door, vents, etc.
  • Stay in your room until you are rescued.

If you must use an escape route where there is smoke, stay as low as possible to breathe the cleaner air. If all exits are blocked by fire or smoke, enter a room preferably with an exterior window, and seal the cracks in the door with available materials. Phone 9-1-1 to report your situation, and attract the attention of someone outside the building by any possible means.

If you know of people who have been unable to evacuate the building, inform the arriving emergency personnel immediately.

When you have reached the outside of the building, move away from the exit allowing others behind you to emerge.

Do NOT attempt to drive your vehicle from the parking area.

Do NOT re-enter the building until the fire department has given the “ALL CLEAR” and it is safe to do so.

Any misuse of hallway extinguishers will not be tolerated and will be assessed a $100 fine in addition to possible charges by the Fire Department. Please acquaint yourself with the location of fire equipment.

Smoke and heat detectors are inside each suite. These devices are checked annually to ensure continued safetyA fee of $200 will be charged if smoke detectors are found to be disconnected or covered by Residents. Please report any problems you notice with any of the fire safety equipment to VEDA management immediately.

There should be no need for you to test or tamper with your alarm. The Fire Department has a zero-tolerance with regard to tampering with fire safety equipment. Management must make every effort to identify those who tamper with equipment and enforce disciplinary action. In addition, charges could be laid under the Fire Protection and Preventions Act.
